This project is being delivered through a collaborative design-assist approach, integrating design-build services across mechanical, electrical plumbing, fire sprinkler, fire alarm, solar, low voltage, and temporary shoring systems. The scope encompasses extensive site improvements, new utilities and construction of six new structures within an existing senior housing campus totaling approximately 179,945 square feet. The new structures include an expansion of the existing Manor Hall built in 1912 to serve as a new wood framed auditorium over concrete podium with subterranean parking; Building A which is a new two story wood framed independent living apartment building over concrete podium with subterranean parking featuring twenty (20) 2-bed/2-bath units; Building C which is a new three story non-combustible light gauge metal stud framed independent living apartment building over concrete podium with subterranean parking featuring twenty (20) 2-bed/2-bath units; Building D which is a new one story wood framed independent living apartment building over concrete podium with subterranean parking featuring eleven (11) 2-bed/2-bath units; a new 1,300 sq ft wood framed slab on grade Fitness Building and a new 2,300 sq ft wood framed slab on grade 2-bed/2-bath cottage.
